What this service is

Erie Pole Barns, a trade name of Swell Ventures LLC, is a referral service. We introduce property owners to builders. We are not a building contractor. We do not design, construct, supervise, inspect, manage, or guarantee any structure, we do not pull permits, and we are not a party to any agreement between you and a builder.

What we verify, and what that means

Before a builder receives a referral, we confirm their Pennsylvania Home Improvement Contractor registration status against the Office of Attorney General's public register, and we record what we checked and when. Insurance is not part of that check. Nothing here should be taken as confirmation that a builder carries liability cover.

Those checks describe a moment in time. Registration and insurance can lapse. A check is not a recommendation, an endorsement, a warranty of workmanship, or an assurance that any builder is suitable for your project. You should satisfy yourself independently — ask for current documents, ask for references, ask what snow load the trusses are engineered to, and get more than one quote.

Your agreement is with the builder

Any contract, price, schedule, workmanship, warranty, permit, or dispute is between you and the builder. We do not hold funds and we take no percentage of any job. If something goes wrong with the work, your remedies are against the builder.

Prices shown on this site

Every figure published here is a typical range for this area. It is not a quote, not an offer, and not an assessment of your property. Only a builder who inspects your site can tell you what it needs or what it will cost.

Permits, codes and exemptions

Anything on this site about permits, the Uniform Construction Code, snow load, frost depth, or Pennsylvania's agricultural exemption is general information, not a determination about your project. Requirements vary by municipality and by use, they change, and only your township or borough code office can tell you what applies to your building. Do not rely on this site to decide whether you need a permit.

No engineering opinion

Nothing on this site is a structural or engineering opinion about any specific building or site. Do not rely on it as one.

By submitting a request you're asking us to pass your details to builders so they can contact you. See the Privacy Policy.

Using the site properly

Don't submit false information, don't submit requests for property you have no connection to, and don't use the service to harvest builder details. We can decline or withdraw service.

Limits

The service is provided as is. To the fullest extent the law allows, we are not liable for the acts, omissions, work, or conduct of any builder, or for indirect or consequential losses. Nothing here limits any liability that cannot lawfully be limited, and nothing here removes rights you have under Pennsylvania consumer protection law, including the Home Improvement Consumer Protection Act.
