About Erie Pole Barns

Erie Pole Barns is a referral service, not a building contractor. We introduce property owners to registered local post-frame builders. We do not design, build, supervise, or guarantee any structure.

We're operated by Swell Ventures LLC. We built this because pricing a pole barn in northwestern Pennsylvania is harder than it should be. Owners get quotes that aren't comparable, from builders working to different snow loads, with wildly different ideas of what "finished" includes. Meanwhile the good local post-frame builders are often booked out by word of mouth and hard to reach at all. We do one thing — connect you with registered local builders — and we try to do it honestly.

Where we work

We cover 26 townships, boroughs and cities across Erie County, PA — Erie and the suburbs, the lakeshore and grape belt, and the farm country south and east. The ground, the snow, and the zoning are different in each, which is why our service-area pages talk about them township by township rather than in one generic pitch.

The two numbers we go on about

Ground snow load and frost depth. Erie County is a designated case-study area in the ASCE 7-22 standard, meaning snow load can't be read off the national map and has to be established locally — and the design frost depth here is 48 inches. Those two figures separate a building that stands from one that doesn't, and they're the first thing a cheap quote leaves out. If this site achieves one thing, we'd like it to be that more owners ask about them.

How we vet the builders

Before any builder receives a referral from us, we confirm their Pennsylvania Home Improvement Contractor registration is active with the Office of Attorney General, and we record the date we checked. Insurance is not part of that check. Nothing here should be taken as confirmation that a builder carries liability cover. For commercial buildings and barndominiums we go further, because those can't use the agricultural exemption and need engineer-sealed drawings. How we're paid

Builders pay us for job referrals. Property owners never pay us anything, and we take no part of what you pay a builder. That's worth knowing so you can weigh what we say accordingly: we have an interest in you contacting a builder, and no interest in which one you choose or whether you build at all.
