Process

How this works

Short version: you tell us once, we pass it on, you decide.

1. Tell us what you want built

Rough size, what goes in it, and where it's going. Sketches and photos help. Two minutes, and it costs nothing. It costs nothing.

2. We check it and route it

We work out what kind of building it is and which builders cover your township. Before any builder receives anything from us, we confirm their Home Improvement Contractor registration is active with the Pennsylvania Office of Attorney General, and we record the date we checked. Insurance is not part of that check. Nothing here should be taken as confirmation that a builder carries liability cover. A policy can lapse between renewals, so ask to see a current certificate before anyone sets a post.

For commercial buildings and anything with living space in it, we go further: those cannot use Pennsylvania's agricultural exemption, so they need engineer-sealed drawings and full Uniform Construction Code permitting. We only route that work to builders we have verified can deliver it.

3. They price it

One builder — the one who works your township and puts up that type of building. You won't have three outfits walking the same site in the same week. If they can't take it on, tell us and we'll pass it to another.

4. You decide

You choose who to talk to, who to get quotes from, and whether to build at all. We're not part of that conversation and we don't take a cut of the job.

What we don't do

We don't design buildings. We don't build them, supervise them, or inspect them. We don't pull permits, we don't hold your money, and we're not a party to any agreement you sign with a builder. We can't tell you what your site needs — only somebody who walks it can.

How we're paid

Builders pay us for job referrals. Property owners never pay us anything. That's worth knowing so you can weigh what we say accordingly — we have an interest in you making contact with a builder, and no interest in which one you pick or whether you hire them.
