Owners who already know what they want built.
We rank and run this site so property owners across Erie County, PA find it and ask for a price — a 30x40 with a slab, a machine shed with 16-foot sidewalls, a stall barn, posts rotted off at grade, roof steel at the end of its life. Every request lands with a verified local builder, contact details attached, ready to call. They're free while we work out who should have them — then one builder rents this site and gets every one.
No membership dues. No bidding for placement. No cut of your jobs. No charge per lead, ever.
Three steps, and the job is yours
STEP 1
We run the site
We do the ranking and the marketing. Owners across Erie County, PA describe what they want built — size, use, township — and those requests come in through this site.
STEP 2
Verified builders get them
Once we've confirmed your PA registration, insurance and coverage area, matching jobs come to you with the owner's name, address and description in their own words. Nothing to unlock.
STEP 3
You quote it and keep it
The customer is yours to win. We make the introduction and step back — we never take a percentage of the estimate, the invoice, or the collected job.
You prove it on our money first. Then you rent it.
One arrangement, two phases, and no per-lead price to weigh up. We don't sell leads — not one at a time, not in packs, not at all. First we send you real jobs at no charge so you can see what Erie County actually produces in a season. If the work is there, you rent the site — one flat monthly rate, every lead yours alone. If it isn't, you've lost nothing but the calls you chose to make.
The proving trial Free — where everyone starts
In one line: we send you real buildings to quote at no charge, with nothing to claim, nothing to sign and nothing to pay, so you find out what this site is worth to you before anyone asks you for money.
What the trial is
| Jobs included | up to 10 |
| Roughly | 30 days |
| What you pay | $0 |
| What you sign | nothing |
| Those leads bought anywhere else | $1,250 |
The trial ends when you've had 10 jobs, not on a date. That matters more here than in most trades: 30 days in February would prove nothing, and the same window in June would give away far more than it needed to. We hold it open no longer than 90 days either way.
You keep every job you win during the trial, in full. No fee, no percentage, no share of anything you invoice. The point is to find out what the site is worth to you, and that only works if the answer is real money in your account.
You rent the site If the trial earns it
In one line: we've already done the hard part — this site ranks for this work in this county. You rent it for one flat monthly rate and from that moment every lead it produces goes to you and nobody else. No per-lead fees. Cancel any month.
Example — a busy month in season on the same site
| The site produces 14 job requests all 14 route to you automatically | — |
| You quote them and win 3 3 × ~$14,142 | +$42,426 |
| Against one flat monthly rate | — |
Those same 14 leads bought one at a time from a national matching app would run $1,750 — and you'd be racing another builder on every one. The rent is set below that, or there would be no reason for you to take it. Past that point your cost stops climbing however busy the season gets.
We don't publish the rate, and that is in your favour. It's agreed at the end of your trial, against what this site actually produced for you — the jobs it sent, what they were worth, and the calls it earned. A number posted on a page before any of that is known is a number pulled out of the air, and you'd be the one arguing it down.
Why we do it this way round
- You shouldn't pay to find out. Every lead seller in this trade asks you to buy first and judge afterwards. We'd rather hand you 10 jobs for nothing and let the work make the argument.
- One builder, not a race. We don't sell the same owner to four businesses. Each request goes to one builder, and once you rent, you're the only post-frame builder this site refers anywhere in Erie County — no bidding, no dialling first, no being undercut on a lead you already paid for.
- The rate is set from evidence. Because it's quoted after your trial, it's priced against jobs this site actually delivered to you, not a forecast. If the trial doesn't produce, there's nothing to quote and we'll say so — and nothing is owed.
Month to month once you start. No setup fee, no minimum term, no penalty for stopping — just tell us. The site goes to one builder in the end, and the first to accept the rental terms is the one who gets it; ask and we'll tell you exactly how many others are trialling rather than imply a crowd.
The rental example above uses a common job size and a typical monthly volume, shown so the arithmetic is easy to follow. Your monthly rate is quoted for your service area at the end of your trial.
What happens after you apply
No mystery steps and no surprise bills. Most builders are taking their first job within a couple of days.
-
You send the form
You · 1 minThe short form at the bottom of this page — your townships, the buildings you put up, your registration and insurance status. Nothing to pay and nothing to sign.
-
We get back to you
Us · usually within a dayA quick conversation about your service area and the townships you cover, so the jobs we send you during the trial are ones you'd actually take. Nothing to pay and nothing to sign.
-
You finish setup from a link we send
You · 2 minBusiness details, certificate of insurance, and your Pennsylvania Home Improvement Contractor registration. It's a photo or a PDF upload — no paperwork to print.
-
We verify and switch you on
Us · usually same dayWe confirm your registration against what we publish to owners, and you're live. This check is exactly why owners trust the referral, so we don't skip it.
-
Jobs start arriving
Us · ongoingDuring the trialEvery matching job is emailed to you the second it lands — what they want built, the size, the township, the timing, and the owner's name, phone and exact address. No claiming step, no price attached, nothing to unlock. It's yours to call.
Once you rent the siteYou e-sign a one-page month-to-month agreement and set up the monthly rate through Stripe. Nothing about the leads changes — they arrive the same way — except that from that day no other builder receives anything from this site at all.
-
You quote it, build it, keep all of it
YouYou set your own price with the owner and invoice them directly. We never take a percentage of the estimate, the invoice or the collected job, and we never touch the customer relationship. All we ask is that you contact them quickly.
Why this beats the lead apps
If you've bought leads from the national directories and matching apps, you know how it goes — the same name sold to four builders, a race to dial first, a fee just to show up. This is not that. Nothing here is sold by the lead at all.
Local intent, not a national pool
These are owners in Erie County, PA who searched for a pole barn and asked for a price — not a name resold out of a giant national database.
No paying to outrank rivals
You don't bid against other builders for placement or buy your way up a list. We handle the ranking; you handle the building.
No membership just to be listed
There's no annual fee, no subscription to appear, and nothing charged per job. Leads are free during the trial, and after that one flat monthly rate covers every lead the site produces. There's no third thing to pay for.
You keep 100% of the job
We make the introduction and step aside. We never take a percentage of what you quote, invoice, or collect.
Never the fourth builder to call
Each request goes to one builder, trial or rental — so you're never racing three others to the same owner. Renting ends the question for good: every request the site produces comes to you rather than rotating around anyone else.
Real tickets, not service calls
A garage, a machine shed, a stall barn, a re-roof — the median job through this site is $14,142, not a $150 call-out.
We verify you before you go live
- Your Pennsylvania Home Improvement Contractor registration is active with the Office of Attorney General — we record the date we checked
- A current certificate of insurance, with policy number and expiry, meeting at least the HICPA minimums
- Workers' compensation coverage, or documentation of exemption
- For commercial buildings and barndominiums: that you can deliver engineer-sealed drawings and carry commercial liability cover. Those jobs can't use the agricultural exemption, and we don't route them to builders who aren't set up for them
- That what you tell owners about which buildings qualify for Pennsylvania's UCC agricultural exemption is accurate. Getting that wrong is our reputation as well as yours
What this arrangement is, plainly
So there's no confusion before you apply — this holds during the trial and after it:
- This is a marketing and lead-referral arrangement. We generate and refer owner leads; we do not guarantee any specific number of leads in a month.
- Lead volume varies, search rankings fluctuate, and post-frame demand here is seasonal. Winter is quieter than June, and we won't pretend otherwise.
- Any job, quote, contract, price, warranty, and dispute is strictly between you and the property owner. We are not a party to it and take no cut.
- This site and its domain remain owned and operated by Swell Ventures LLC. The proving trial is free, and after it you pay a flat monthly rate to rent the site for exclusive referral of the leads it generates. Either way you are paying for leads, not buying the site.
Questions builders ask
What does it cost?
During the trial, nothing — no per-lead fee, no signup fee, no card on file. After that, if you take the site on, it's one flat monthly rate covering every lead it produces, with no per-lead charges on top. There is no pay-per-lead tier; we don't sell leads.
What is the monthly rate?
We don't publish one, and we won't quote you a figure before you've seen what this site does. We quote it at the end of your trial, against the record of what you actually received — how many jobs the site sent you, and when. You'll have had every one of them in your inbox before we name a figure, so you can price it against your own books before you answer. We quote one figure rather than opening high and working down, so it's a rate to consider rather than a position to argue with. If the site didn't produce, there's nothing to quote and nothing owed.
Why give the jobs away free?
Because telling you this site produces work is worth nothing and handing you 10 buildings to quote is worth something. Those same 10 leads would run about $1,250 bought anywhere else. We'd rather you judge it on jobs you actually quoted than on a pitch.
What happens when the trial ends?
We look at what the site sent you and what those jobs were worth. If it earned its keep, we quote a flat monthly rate for your service area and you rent the site — every lead routes to you and no one else. If it didn't produce, there's nothing to quote and we'll tell you so. Either way you keep every job you won, and there's no invoice at the end.
Is it seasonal? What happens in winter?
Yes, and we'd rather say so up front. Post-frame demand in Erie County peaks from spring through autumn. Winter still produces work — storm and snow damage, planning for spring, and quoting that gets signed in February for an April build — but volume is lower. That seasonality is exactly why your trial ends at 10 jobs rather than on a date: you get the same proof whatever the ground is doing, and so do we.
How do I get the leads?
Straight to you the moment an owner submits a request, with their full contact details, ready to call. Once you're set up you'll also have a private lead bank where every lead is waiting for you to work.
Are other builders competing for these?
Never for the same job — each request goes to one builder, so you'll never be the fourth company to call an owner about the same building. Whether anyone else is trialling alongside you depends on the season; some sites only ever run with one builder. Ask and we'll tell you the real number rather than imply a crowd. Renting ends the question either way — from the day you take it on, no other builder receives anything from this site at all.
How many leads will I get?
It varies month to month and we don't guarantee a number — this is marketing, search traffic moves, and the season matters. The trial is capped at about 10 jobs rather than a fixed calendar window, so every builder gets the same proof rather than whatever that month happened to produce. Once you rent the site, every lead it produces goes to you and no one else.
Do you take a cut of the job?
No. Whatever you quote and collect from the owner is entirely yours, during the trial and after it. We rent the site for a flat monthly rate — never a percentage of the work, and never a charge per lead.
I only do repairs / I only do farm buildings. Is that fine?
Yes. You pick your exact services and townships when you apply, and you're only matched to work you're registered and insured for. Plenty of the work here is repair rather than new construction.
