Site prep, pads and drainage in Erie County, PA
26 townships covered
Building pads, grading, and drainage. Published for reference — often quoted alongside the building by the same contractor.
If this is what you're planning, you're in good company — it's one of the more common builds in this county.
The situations we hear about
- Standing water against an existing barn's posts
- A driveway that can't carry a concrete truck
- A sloped lot that needs cutting and filling before anything can stand on it
- A build site that holds water every spring
The usual approach
Good pads outlast the buildings on them: topsoil stripped, grades set to shed water away from the building, compacted stone brought up in lifts. On the lake plain's clay soils, drainage around the pad matters as much as the pad itself.
What your project actually costs can only be settled by a registered builder who sees the site. Footprint, sidewall height, doors, finish level and ground conditions all move it.
We publish this for reference but don't currently pass these jobs on their own. It's usually quoted alongside the building by the same contractor — tell us about the building and we'll route the whole thing.
Want someone to walk the site?
Tell us what's going on the site and what needs to fit inside it. We'll match it to builders who work this ground, free of charge.
Townships we cover for this
Only the areas where this work actually applies.
City and inner suburbs
Tighter lots, full zoning review, and lake-plain clay. Detached garages, shops, and slab work rather than acreage buildings.
Lakeshore and grape belt
The narrow plain between the lake and the escarpment — vineyards, orchards, and the heaviest lake-effect snow in the county.
Inland farm country
South and east of the escarpment: dairy, crops, horses, and hill ground where elevation adds to an already serious snow load.
