Barndominium and pole barn home shells in McKean

McKean Township · Inland farm country

McKean owners ask about barndominium and pole barn home shells more than you'd think.

What usually prompts the call

  • Wanting shop space and living space under one roof
  • Retirement or a first home on family acreage
  • Land already owned and a build budget that conventional quotes keep breaking

Why this comes up in McKean

Here's what makes McKean particular: the land climbs toward the escarpment here, so drainage is better than on the plain, though hillside seeps and springs are common on the slopes.

Working farms and rural-residential parcels, with a compact village and increasing residential development spilling south from the Erie suburbs.

Practicalities in McKean

Farm parcels have room for any equipment; the newer residential lots are smaller but generally still workable.

Permits go through McKean Township, and Pennsylvania requires any contractor performing $5,000 or more of home improvement work a year to hold a state registration.

The usual approach

A barndominium starts as a residential post-frame shell — but because it's a dwelling, it needs full UCC residential permitting, engineered plans, and a code-compliant foundation, unlike a farm building. Most builders here deliver the weathertight shell and let you or your subs take the interior from there.

Zoning has to permit it before anything else matters

Not every township treats a post-frame dwelling the same way. Some have no issue with it; some have minimum dwelling size, minimum roof pitch, exterior material standards, or foundation requirements that a metal-clad post-frame house does not meet as drawn; some restrict dwellings in agricultural districts to farm-related occupancy. Pennsylvania is a home-rule state and this genuinely varies from one township to the next.

Full residential permitting — no exemption, no shortcut

The UCC agricultural exemption explicitly excludes habitable space. A building with living quarters in it is a dwelling, and it needs a residential building permit, plan review, and inspections at footing, framing, insulation, electrical, plumbing, mechanical and final. Plans generally need to be engineered, and the structural design has to document the snow, wind and frost criteria for the site.

$60,000–$200,000 typical range, not a quote

What your project actually costs can only be settled by a registered builder who sees the site. Footprint, sidewall height, doors, finish level and ground conditions all move it.

The earlier a builder sees it, the more options tend to still be open.

This one can't ride the agricultural exemption. A building with living space in it needs full Uniform Construction Code permitting and engineer-sealed drawings — a different undertaking from a farm building on the same acreage. We only pass this work to builders we've verified can deliver sealed plans and carry commercial liability cover.
